UNDERSTANDING THE BUILDING CODES

Over the years JON has established himself at the City Halls in White Rock, Surrey and Langley. JON attends many rezoning meetings and is able to provide his clients with a detailed municipal review of the property they are considering selling or buying. He consistently reviews municipal business matters and notes City approvals of buildings, set backs, zoning, easements, right of ways, official community plans, septic systems, well water, sprinkler systems, engineering, bylaws, rules and regulations and the list goes on.

UNDERSTANDING HOME INSPECTIONS

Because of JON's extensive experience in construction he understands how to correct the small deficiencies that can appear in a home inspection. This can save a sale. JON can aid sellers in understanding how to prepare their homes for sale, if you are a buyer JON can give guidance and advise on building concerns. Problems can arise in new homes, existing homes, multi family complexes, even raw land can have a situation that needs to be resolved. A working knowledge of construction and accessibility to reliable tradesmen are an invaluable benefit to JON's clients in helping to mitigate potentially disappointing situations for both the seller and buyer.

UNDERSTANDING THE VALUE OF REAL ESTATE

Although JON is not a professional appraiser he can offer you the benefit of his experience and knowledge when assessing the value of a home you are preparing to sell or considering to buy. JON assesses value by:

  • combining his almost 30 years of experience in real estate sales, his practice of reviewing the real estate market consistently, previewing homes, monitoring price reductions and final sale prices;
  • calculating building costs and the costs of raw land and applying the depreciated or appreciated results
  • keeping up to date on the price of currently available real estate
  • studying demographics, housing markets and buying trends

Put his work practices together with his real estate experience and his local knowledge and you end up with a reasonably accurate analysis of value.

UNDERSTANDING HOW REAL ESTATE IS MARKETED

A home can be listed at any price you wish, however, to have a successful marketing plan ensuring that sellers receive their best price in the shortest time possible with the least amount of inconvenience is an acquired skill. JON has mastered that skill and has told me many times that the most important information he can provide his client is:

  • How Much? The price at which a property with either buy or sell
  • How Long? The length of time the property will be on the market

Purchasers and Sellers today are sophisticated, they read the newspapers, hear the headlines of real estate frauds, building failures. JON finds that most of his clients do their homework before selecting to work with a realtor. People want to deal with a reputable realtor, someone knowledgeable with a proven success record. JON does his homework too and invests time and energy studying best practices in marketing and construction.

UNDERSTANDING THE VALUE OF BEING THERE

JON makes himself available to his clients. Real estate sales is a 24 hours a day, 7 days a week job. I ought to know, I'm his wife and sometimes a real estate widow! UNDERSTANDING PEOPLE

JON knows people, loves working with them and making new acquaintances. We don't go anywhere that someone doesn't stop and chat for a few minutes. Having a lot of contacts gives JON an edge, the more people he meets and becomes acquainted with the greater the chance he will have a buyer for your home or know someone who may be interested in selling that special property you've had your eye on. JON has often successfully represented both parties in the sale of a home that wasn't even listed!

JON has made good business contacts and associations wherever he has worked both in real estate and construction. He frequently receives referrals from realtors who work outside the Penninsula to sell a property or to work with a valued client. Realtors don't refer a client to someone they don't trust. Obviously JON's associates trust him with their most valued assets, their clients. The same applies to clients who refer their friends and associates to JON, his clients want to refer the best person for the job and that's just what they do when they refer to JON!

One of JON's most recent people-projects has been to develop a database of home based businesses. It's a new website called "My Back Yard" and he's developed it for you and your neighbors to provide you with the opportunity to get information about a service offered by someone who lives in your area and does that special job you need doing, or you may be the one with the skill that you want to promote through this unique medium. I think it's brilliant and will enable all of us to become better acquainted with our neighbors and help each other close to home.

UNDERSTANDING THE ART OF NEGOTIATIONS

This is a fine art form that JON understands completely, our children have been negotiating with JON for years, not often with success! Experience and best practices in dealing honestly and candidly make the grade here. JON's clients know he is working to negotiate a win for both parties. People come back to a realtor they trust and know will work for them to make the best deal happen the next time around. JON and I both feel strongly that it's the people inside the house that matter most. It is of paramount importance to us, living in your neighborhood, that when you sell or buy a home, you and your family are satisfied not only today but for years to come.

UNDERSTANDING YOUR ASSOCIATES

JON found a home in White Rock real estate with HomeLife Benchmark Realty, the Leader in Real Estate for the Fraser Valley. Homelife employs approximately 70 associate sales people, all active in the local market. Each associate has their own sphere of influence and clients and those associates sell over 50% of the real estate in White Rock. There's a lot of success happening at Homelife. When JON is searching for a home for a client or when he puts together a marketing plan for a home he has available immediate exposure to the best market-makers in the Penninsula. It's what I would want!

I will never get used to Tuesday mornings. You see on Tuesday mornings Homelife has their office meeting and tour. JON never misses, it keeps him abreast of the market. However, I frequently forget, and call him on his cel, only to hear later that he was reminded to "turn the phone off"!

Len Doray, Managing Partner is a friend to all (and all their spouses!). He makes me feel like the time JON devotes to his clients away from his family in the evening and on weekends is precious and appreciated and that there can be no success for Homelife without there being success for the Homelife Associates.
